Minisceongo Park: clearing on the 1618 lot, permit unverified

2026-10-29

Clearing was confirmed on the 1618 Route 202 lot itself. It was not on a neighbouring lot.

No permit was seen. That is not the same as proof that no permit exists in town records.

No public Ramapo permit portal was found. The town property search link leads to a zoning map. The assessment system shows no permit section.

The owner is identified in the assessment record as 202 Holdings LLC. The record shows a sale from Mt. Ivy Partners LLC on 2019-12-26 for $9,975,000.

The 2012 site plan approval was annulled in 2014. The annulment was affirmed on appeal in 2017.

So this project is not listed as under construction. Clearing alone does not prove construction.

Minisceongo Park site plan, Figure 2-2: townhome blocks, 3-story Buildings A-D (24 units each), community building, tennis courts, detention ponds 1-3, entry from Route 202. This is the ORIGINAL 2006 DEIS plan (279 dwellings). It is NOT the later commercial / gas-station version approved in 2012 and annulled in 2014. Do not present it as the current proposal. The clearing reported in this post is on the 1618 lot itself. This 2006 plan shows the site as it was proposed then, not what the clearing is for now.

What changed: Clearing was observed and confirmed on the lot, and the owner was identified.

What it means: Something is happening on the ground, but the record does not yet show what it is for.

Still unverified: Whether any building or land-disturbance permit is active for Ramapo lots 33.06-1-1 or 33.06-1-2, and the outcome of the Ramapo June and August 2018 amended site plan agendas.
