Rockland YIMBY now covers the whole county

2026-10-30

The tracker now covers all of Rockland County, not just Haverstraw, Pomona, Ramapo, and Airmont. It now lists 46 projects, across 5 towns and 18 villages.

New in this expansion: Orangetown, Clarkstown, Stony Point, Nyack, West Haverstraw, Chestnut Ridge, Montebello, Wesley Hills, Suffern, Sloatsburg, Kaser, New Hempstead, and Spring Valley.

The new projects in review add 1,196 homes.

The biggest are Palisades Renewal Center, 342 homes, and Chestnut Ridge Equestrian Estates, 266 homes. Then 155 South Greenbush Road, 180 homes, and New City Living, 152 homes.

The rest are Suffern 37 Washington Avenue, 121 homes, West Haverstraw Commons, 82 homes, Tri Bee 2 in Pearl River, 20 homes, Nyack 80 South Broadway, 18 homes, Nyack 128 Main Street, 10 homes, and 749-755 Route 9W, 5 new units.

Also new: 110 homes completed, The Reserve at Pearl River, built in 2025. And two Montebello warehouse and office approvals, which are not homes and are not counted in the home totals.

Two projects are deliberately NOT counted as approved or as pipeline. Eagle Bay in Stony Point, 268 units, has a site-plan approval claimed through a 2025 extension request, but no approval resolution with a date and vote was found, and construction is not confirmed. The Stony Point Letchworth Village property, about 500 units proposed, was rejected by voters twice and is not active.

What is still unverified: several Clarkstown items found only in a campaign compilation were held out of the tracker until a board meeting record confirms them. They are listed as held, not counted, and not presented as verified projects.

Images — examples from projects in the expanded tracker

These are two real proposal images from projects already in the tracker, shown as examples. Neither one illustrates the whole county, and neither one is a picture of a new expansion project.
